Fewer new homes being built in Auckland but they are nowhere near the bottom yet

The number of new homes being built in Auckland appear to be settling between 1400 and 1500 a month.

The latest figures from Auckland Council show it issued 1444 Code Compliance Certificates (CCCs) for new dwellings in November 2024, following 1497 in October and 1451 in September.

However, numbers remain well down from the same September to November period in 2023, when new dwelling completions topped 1900 per month.

CCCs are issued when a building is completed, unlike building consents which are usually issued before construction starts, making CCCs the most reliable indicator of new housing supply.

Projects are also taking longer to be completed.

In November 2024, 66% of the CCCs issued were within two years of their projects receiving a building consent, down from 73% in November 2023.

That's probably due to projects being delayed due to the difficult state of the housing market, with many jobs being put on hold for a period of time.

However, the number of new homes being built in Auckland is likely to fall further at some stage.

In the 12 months to November 2024, 13,905 new dwellings were consented in Auckland, about 20% less than the current rate of new dwelling completions.

Thanks for the interesting info.
That seems like a huge amount of dwellings built per month, especially given that it's just in Auckland.

"Back of the napkin calculations"- According to Infometrics Auckland's population rise (2024) is around 44k p/a, so 3666 people per month. With 1450 dwellings built per month in Auckland that's about 2.5 people per dwelling. That seems pretty balanced to me in terms of supply/demand, maybe even a bit "too good"!

Yea, will be good to know what sort of 'homes/dwellings' are being built, on average. I am presuming that homes/dwellings simply means everything "residential", so everything from 1 bedroom apartments to large mansions, etc. and personally I would imagine that the average of these might be a '3 bedroom house'.

I appreciate that is sourced information - but I think a bit high in the current market and migration patterns.

Net migration was about 33,000 in the last figures - and auckland tends to 50% of migrants - so I think Auckland has grown by less than 20,000 people but has built homes for about 40,000.  That on top of current properties on the market (3,700 new homes in auckland listed on trademe).

All between $500k and $750k? I'm not sure what price is labelled affordable in Akl these days. Just doing a course search on realestate for Auckland with house, apartment, studio, townhouse and unit between 500k-750k showed ~2600 on the market. Prices still too high.

Yep, inevitable given that the last time Ak council issued more than 1400 Resi consents in a month was July 2023, the pipeline will be emptying quite quickly.
