Colliers' latest sales ranged from a small shop with a flat above it to large industrial buildings - yields within 6-8% range

Old retail premises with a flat above (pictured at right) at the Mt Roskill end of Dominion Road in Auckland provided one of the highlights of Colliers' recent commercial property sales.

The flat had three bedrooms and many original features such as solid wooden floors and there was a courtyard at the back of the property, making it ideal for a live/work arrangement.

The downstairs shop had been converted to a licensed cafe.

The property was sold for $890,000 (see below for interior photos).

The prices of Colliers most recent commercial property sales ranged from $835,000 for an office on the North Shore to $3.65 million for a 2345 sq metre industrial building in East Tamaki.

Yields ranged from 6.08% to 7.8%.

Recent Commercial Property Sales by Colliers International:

  • 954 Dominion Rd, Mt Roskill, Auckland.. An older two level building with  retail space downstairs and a three bedroom apartment upstairs (pictured at right and below) on a 130 square metre site.. The retail space was operated as a cafe and had previously been rented at $550 a week while the flat above had previously been rented at at $420. Sold for $890,000.The agents were Jasmine Yao, Peter Kermode and Jonathan Lynch.
  • 3A Whetu Place, Mairangi Bay, North Shore. A 537 square metre industrial unit. Sold at auction for $1.255 million providing a yield of 6.08%. The agents were Mike Ryan and Matt Prentice.
  • 55 Greenmount drive, East Tamaki, Auckland. A 2345 square metre industrial building on a 4197 square metre site. Sold at auction for $3.65 million, providing a yield of 6.55%. The agents were Paul Higgins, Jolyon Thomson and Greg Goldfinch.
  • Unit B3, 63 Apollo drive, Mairangi Bay, North Shore. A two level office space with a gross floor area of 566 square metres. Sold for $1.94 million, providing a yield of 7.7%. The agents were Janet Marshall and Paul Salmon.
  • 34 Triton Ave, Mairangi Bay, North Shore. A ground floor office of 173 square metres. Sold for $835,000 providing a yield of 7.8%.The agents were Janet Marshall and Paul Salmon.
  • 15 Darragh Rd, Feilding. A 1700 square metre on an 8331 square metre site. The newly built property is leased to a John Deere dealership. Sold for $3.53 million, providing a yield of 6.37%. The agents were Grant Lloyd and Doug Russell and Phil Nevill.

Shame the new owners kicked out the cafe/bar. Not many places in the neighbourhood to get a drink.
