A house with a good view in Auckland may not be as expensive as many people think, with one with sea views in Torbay selling for $660,000 while one in Glen Eden with good views towards the Waitakeres sold for $465,000 at the latest Harcourts auctions.
This week interest.co.nz has started providing coverage of Harcourts' residential property auctions, with details of auction sales from the firm's Henderson Heights, Browns Bay and Albany offices listed below.
We expect to expand that to provide more comprehensive coverage of Harcourts auctions next week.
Two that stood this week out were the Torbay townhouse (see photo below), which had three bedrooms, two bathrooms an internal garage and a deck positioned to take full advantage of the home's views of Rangitoto and the Hauraki Gulf (see main photo above).
And the Glen Eden property was a fairly typical 90 square metre, three bedroom Keith Hay home on an 871 square metre section with pleasant urban views back towards the Waitakere Ranges (see photos below).
Its selling price of $465,000 could have seen it appeal to either first home buyers or investors.
Other results from the same auctions included a four bedroom Albany house that fetched $990,000, a renovated three bedroom house on an 865 square metre section in Henderson, which went for $590,000, and a 206 square metre home in Henderson Heights which sold for $720,000.

Let's not confuse value with price. You can compare the price of similar properties in different suburbs/towns but comparing value is another matter. I'm sure $660,000 would buy a more spectacular home in say Taupo, but that's of no value to someone unless they want to live there.

How about smart renting. I rent an Auckland property that is 300m from the beach (in plan) and 75m in elevation. The view are stunning and go for 75km. A 5 minute walk and I can swim an hour either side of high tide. The GV on my property would he higher than the Torbay one by a good margin. Rental yield for the owner would be about 1.5%.

No, you should not assume that because you would be wrong. Harcourts are not paying for the coverage. We are providing it as a service to our readers who want to stay up to date with price trends in the market. We have already been publishing the results of Bayleys residential and commercial property auctions in Auckland (which they do not pay for either) and have had a good response from readers to that.
